A speculative lab and office building with heavy floor loads, vibration-controlled bays and a shaft plan ready for any tenant’s research.
A spec lab building is built before anyone knows what will happen inside it. The 265,000-square-foot structure needed heavy floor loads, vibration-controlled bays for sensitive instruments, oversized shafts for future exhaust, and enough power and backup capacity to attract a range of research tenants. Building too little would cost the owner tenants. Building too much would cost the budget.
The approach.

- 01
A frame stiff enough for science
Slab thickness and column spacing were tuned for vibration targets, and the finished bays were tested with sensors before tenant marketing began.
- 02
Shafts sized for the future
Exhaust and utility shafts were built with spare capacity and capped connections on each floor, so tenant fit-outs connect without coring.
- 03
Power with room to grow
Switchgear, generator pads and a bus duct riser were sized for full lab load, with space reserved for tenant equipment.
- 04
Ready to connect on move-in
Our technology team installed the base building network, access control and the fiber backbone, so tenants plug into a working building.
The outcome.
“We were building for a tenant we had never met. So we built it so the first conversation could be about science, not about coring slabs.”
