Homes that pencil and endure.
Affordable, workforce and income-blended communities, built by teams who understand tax credit deadlines, tight budgets and the families who will live there for decades.
What owners need from us.
Every dollar is accounted for
Financing stacks layer tax credit equity, public loans and grants. Each source has its own rules, and the budget has no slack for surprises.
Deadlines are tied to the credits
Low-income housing tax credit deals carry placed-in-service dates. Missing one can put the equity at risk, so the schedule protects it first.
Durability is the business plan
Owners hold these buildings for the long term. Finishes, roofs and mechanical systems are chosen to hold up and stay affordable to maintain.
What we build.

- 01
Tax credit communities
Garden, mid-rise and wood-frame over podium buildings financed with low-income housing tax credits.
- 02
Workforce housing
Homes for teachers, nurses and first responders, with market-rate and income-restricted units built to one standard of finish.
- 03
Supportive housing and clinics
Accessible homes, service space and ground-floor health clinics for residents who need a little more support.
- 04
Redevelopment and infill
Former industrial and vacant sites cleaned up, re-graded and brought back as homes.
How we deliver here.
The capabilities owners in this market rely on most.
Budgets built to the financing application, with value options that keep durability intact.
A lump-sum contract that gives lenders and investors a fixed price to underwrite.
Tight envelopes and efficient systems that lower utility bills for residents.
Our own concrete and site crews on the podium and foundations, where schedule risk sits.

A home and a clinic at the same address.
The Supportive Housing & Health Clinic stacked 132 permanent homes with on-site services over a ground-floor community health clinic, under a general contract. The clinic’s exam rooms, plumbing and medical systems were coordinated in the model with the housing floors above, envelopes were tested before drywall, and every home was wired back to a shared network room, so residents moved in with internet and secure entry working on day one.

Questions owners ask us.
Do you understand tax credit compliance and draw requirements?
Yes. We set up the schedule of values, lien waivers and draw documentation to satisfy the lender, the investor and the agency monitoring the deal.
How do you hold the budget without cutting quality?
We price early against the financing application, then test every value option for lifecycle cost before it goes to the owner.
Can you meet local hiring and small business goals?
We plan for them in preconstruction, break scopes into packages local firms can bid, and report participation every month.
